Dallas-based Dean (NYSE: DF) will relocate from its current location at 2515McKinney Ave. into 240,00 0 square feet of space inside Cityplace. The move is expectedr to take place in the first quarteof 2010. "We are pleasedx to be able to relocate our officess within Dallascity limits. " Dean said in a statementf it is moving because the company has outgrown its current and new space is needed to addrese the company’s changing needs. The leasde will take occupancy at Cityplace to about 80 percent from aboug 60percent now, said Sarah Payne, vice president at Stream Realtyt Partners, which handles leasing in the building. Employees will begimn moving in December and the move will be phased inthrough March, Payne said. "This was a huge win for the City of Dallaw to keep them in the because they lookedall over," Payne She said Dean Foods considered existiny space and build-to-suits in the Legacy/Friscol area, as well as other buildingzs downtown.
Brokers familiar with the search said Dean Foodzs considered Fountain Place and Bank of Americaw Plaza among other downtown buildings with significant square footage The asking lease rate for space in Cityplacis $24 per square foot, plus Dean Foods will occupy floors 34 through 40 in the 42-floor, 1.2-million-square-foot building. Dean Foods occupies about 150,000 square feet at its current location.
